One House for Everybody - or Five Apartments Side by Side
A vacation house is usually booked so that everybody can be together. The most common reason a shared weekend still turns exhausting is the same one: everybody is together, including when somebody would rather not be.
"Vacation house" is a wish, not a building type. Anyone searching for one almost always wants the same thing: to be in one place with a particular set of people, without other guests, without a reception and without anybody asking about a room number. A birthday, a weekend with friends, a family over Christmas, a retreat.
What rarely gets thought through: the most common reason such weekends end in exhaustion is not too little closeness but too much.
The problem with one big house
In a classic vacation house, everybody shares one kitchen, two or three bathrooms and one living room. That works excellently on the first evening and to varying degrees from the second day on, depending on how similar the daily rhythms are.
Concretely it shows up in three places:
In the morning. Early risers and late sleepers meet in the same kitchen. Making coffee at half past six inevitably wakes somebody.
At the bathrooms. Eight people and two bathrooms produce a queue nobody planned for.
In the evening. Anyone wanting to withdraw only has the bedroom - and withdrawing to the bedroom while the others are downstairs is a visible act.
None of this is an argument against shared stays. It is an argument for thinking beforehand about how much togetherness the building enforces.
Five units instead of one floor plan
At Johann & Anna in Stainz the property is divided into five independent apartments, each with its own kitchen, its own bathroom and its own entrance. With all five occupied, the house sleeps up to ten people. What is shared is the garden by the Stainzbach - and everything else you want to share. What you do not want to share, you do not have to.
What this form works better for
Family celebrations across generations. Grandparents, parents and children rarely keep the same hours. Five kitchens mean five possible breakfast times.
Weekends with friends. The classic: two want to run at seven, two want to sleep until eleven, one wants to work in the afternoon. In separate units none of that collides.
Small retreats. Shared practice, separate living - the decisive point for yoga, writing or silent formats. More on that under Retreat Location Styria and Retreat for Small Groups.
Travelling with small children. Putting a child to bed without everybody else having to be quiet is difficult in a shared house and self-evident here.
Groups with different budgets. The apartments differ in size and facilities - from around 30 to around 78 m². Within one group, not everybody has to pay the same.
What a classic vacation house is better for
In fairness, the other direction. A single house with a shared living room is the better choice if:
- the group explicitly wants to spend every evening together and a big table is the core of the stay,
- you want to cook for everybody together rather than in five kitchens in parallel,

If you need one of those three, a genuine group house serves you better - that is not modesty, it is the correct recommendation.
What the five apartments actually are
Johann around 76 m², two bedrooms, work area, piano. Anna around 78 m², one bedroom, the largest for two. Steiermark around 30 m², compact. Fuchs around 60 m², bedroom plus sofa bed. Kaiserblick around 63 m², lives from its view. All with a full kitchen, a private bathroom, Wi-Fi, a free parking space on the property and access to the garden.
What to settle before a group booking
Six points that count at any vacation house - here as anywhere:
1. How many people really? The relevant number is not the maximum occupancy but the one at which it is still pleasant. With ten people across five apartments that is given; with ten people in a house with two bathrooms, not necessarily.
2. Minimum stay. For groups we ask for a minimum of two nights. At other houses, three to seven are common in high season.
3. Final cleaning and extras. For group bookings the final cleaning is included in our price. With comparison offers it is worth checking whether that also applies - at larger houses it is a noticeable item.
4. Arrival times. When ten people come from different directions, they do not arrive at the same time. A check-in with a fixed hour then becomes a problem. Here, reception runs through the Stainzerhof in the village, with continuous availability.
5. Catering. Five kitchens allow self-catering in any constellation. Anyone wanting a laid breakfast for the whole group gets it through the Stainzerhof or as a breakfast basket ordered in advance.
6. What happens if the group grows. The most common case at family celebrations. Additional guests can be accommodated at the Stainzerhof - everybody stays together without anybody sleeping on a sofa.
How a weekend with ten people actually runs
Not as a prescription, but because expectations of a shared weekend often diverge from practice.
Friday. The group arrives spread across several hours - the first at four in the afternoon, the last at nine in the evening. Planning a shared dinner for eight o'clock plans past reality. Better: something that works across two hours. A cold platter that simply stands there is the most reliable solution.
Saturday morning. The point at which separate kitchens pay off. Early risers eat at half past seven, late sleepers at ten, and nobody waits for anybody.
Saturday during the day. One shared item, no more. A tasting, a walk, an outing - with ten people the coordination alone takes longer than with two. What is available is described under Places to Visit around Stainz.
Saturday evening. The core of the weekend. In good weather in the garden, otherwise in the largest apartment. Anyone wanting to leave early leaves early - and does not have to leave the house for it, only change apartments.
Sunday. A late departure, staggered like the arrival. Finish packing two hours before leaving and go outside once more - the most wasted part of a shared weekend.
What it costs per person
With group accommodation the house price usually gets quoted and rarely the figure that matters: the price per person per night. It depends on three factors.
On occupancy. A house for ten used by six is expensive per head. The advantage of five separate apartments: you can also book three or four instead of paying for empty beds.
On the length of stay. Final cleaning and travel spread out. Between two and four nights there is often a noticeable difference per person per night.
On catering. The item that varies most. Taking ten people out to eat three times costs more than the accommodation for one night. Cooking yourselves is therefore not only a question of comfort.

Which region for a vacation house
Styria offers very different starting points for groups.
Upper Styria. Large group houses, often in ski areas, correspondingly seasonal and booked out early in winter.
South Styria. Scenically magnificent, but hard to get for groups in September and usually scattered across the hills - every errand becomes a drive. The comparison is under Vacation Apartment in South Styria.
West Styria. The same landscape, less traffic, better availability. And with Stainz a village in which supermarket, pharmacy, outdoor pool and main square are within walking distance - a considerably bigger advantage with ten people than with two.
Spa region and Eastern Styria. Practical, family-friendly, with the drawback that the program mostly happens elsewhere.
The property in Stainz
The five apartments sit in an old property by the Stainzbach, a few minutes' walk from the main square. The garden with its old trees and direct access to the stream is the shared area; parking spaces are on the property and free of charge.
For the surroundings, Stainz is the region's most practical base: most wineries and places to visit are within twenty minutes by car, Graz within around forty. A good shared weekend does not need as much shared space as possible, but the option to leave it without anybody noticing.
How many people fit into the house?
With all five apartments occupied, up to 10. Additional guests can be accommodated at our partner, the Stainzerhof, in the village.
What is the difference between a vacation house and five apartments?
In a vacation house you share the kitchen, the bathrooms and the living room. Here each apartment has its own kitchen and its own bathroom - what is shared is the garden, and whatever else you want to share.
Is there a minimum stay for groups?

Can the whole property be booked exclusively?
