Johann & Anna Vacation Rentals

1. Scope
These General Terms and Conditions govern the legal relationship between the guest and the Johann & Anna lodging facility, which is operated by Körbler GmbH (hereinafter referred to as the “Accommodation Provider”).
2. Conclusion of the Contract
The lodging agreement is concluded upon acceptance of the guest’s reservation. Reservations may be made in writing, electronically, or verbally and are binding once confirmed.
3. Prices and Payment Terms
All prices are in euros per accommodation and stay, unless otherwise noted.
A deposit may be required to confirm the reservation.
The remaining balance must be paid no later than upon arrival, unless otherwise agreed.
Accepted payment methods will be provided at the time of booking.
4. Arrival and Departure
Check-in: from 2:00 p.m.
Check-out: by 11:00 a.m.
Different times are possible only by prior arrangement.
5. Use of the Accommodation
The accommodation may only be used by the agreed-upon number of people.
The guest agrees to treat the accommodation and its contents with care.
Any damage must be reported immediately.
6. Withdrawal / Cancellation by the Guest
The following cancellation policy applies:
Up to 30 days before arrival: free of charge
30 to 14 days before arrival: 40%
14 to 7 days before arrival: 70%
7 days or less before arrival: 90%
No-show: 100%
The total price of the booking is used as the basis for calculation.
7. Cancellation by the Accommodation Provider
The accommodation provider is entitled to terminate the contract for good cause, in particular if:
a force majeure event occurs
the accommodation becomes unusable
the guest has provided false information
In this case, any payments already made will be refunded.
8. Liability
The accommodation provider is liable only for damages resulting from willful misconduct or gross negligence.
We assume no liability for any valuables brought onto the premises.
The guest is liable for any damage caused.
9. Pets
Pets are allowed only with prior approval. Additional fees may apply.

10. Smoking
Smoking is not permitted in the accommodations. Cleaning fees may be charged for violations.
11. Rest Periods
Statutory quiet hours must be observed. Guests are required to be considerate of other guests and neighbors.
12. Data Protection
The guest’s personal data will be used exclusively for the purpose of processing the reservation and will not be disclosed to third parties, unless required by law.
13. Jurisdiction and Governing Law
Austrian law applies. The place of jurisdiction is the accommodation provider’s place of business.
