What Matters before You Book

With a vacation apartment, the nightly rate matters less than what stands underneath it: final cleaning, local tax, minimum stay, check-in window. Knowing those four before booking is the first time you compare offers honestly.

Finding a vacation apartment in Styria is easy. Comparing two of them honestly is not - because with this form of accommodation, the nightly rate shown covers only part of the bill.

So this page has two halves: first the practical questions to settle before any booking, then the question of which region of Styria suits which stay.

Nine questions before booking

1. Is the final cleaning included? The largest single item after the accommodation itself. On short stays, a separately charged cleaning fee can raise the per-night price by thirty percent or more; over a week it barely registers. Anyone comparing two nights has to factor it in.

2. How high is the local tax? In Styria the municipalities levy an overnight charge per person per night. It is small, but it is rarely carried in the displayed price and adds up noticeably across several people and several nights.

3. Is there a minimum stay? In high season, on holiday weekends and around regional events it is the rule rather than the exception. Planning for two nights and discovering at checkout that three are required means the planning was wasted.

4. How does check-in work? The decisive question for properties without a reception. Key safe, personal handover, handover at a different address - all three are common, and all three mean something different for your arrival time. Anyone arriving at nine in the evening after a long drive should know in advance.

5. Are bed linen and towels included? In Austria almost always, in privately let properties occasionally not.

6. What is actually in the kitchen? The difference between a kitchenette and a fully equipped kitchen is the difference between making coffee and cooking dinner. If you plan to cook, ask about an oven, a dishwasher and cookware.

7. Is there a parking space - and does it cost anything? Usually a given in the countryside, often not in towns and tourist resorts.

8. What are the cancellation terms? With vacation apartments they are as a rule stricter than at hotels, because a single cancellation is not absorbed by an occupancy calculation.

9. Booking directly or through a platform? Through a platform the process is standardised, but anything deviating from the standard is a second step. With a direct enquiry, arrival time, breakfast, an extra bed or several apartments can be settled in the same message.

Why the second night turns the arithmetic

For a single overnight stay a hotel is almost always cheaper and more practical. From the second night the ratio tips: the final cleaning spreads out, your own kitchen replaces the breakfast buffet and the restaurant reservation, and the living room replaces the lobby. For two people over three nights that is quickly five meals of difference.

Which region for which apartment

Styria is large enough that supply, price level and character differ noticeably between regions.

Upper Styria. Apartments here sit mostly in winter sports or hiking areas and are correspondingly seasonal: high prices in the school holiday windows, cheap off-season, often with ski pass or cable car packages.

Graz. City apartments, aimed at one to three nights and at business travellers. Practical, interchangeable, with a parking question.

The spa region. Apartments here compete directly with hotels that include spa access, which makes comparison difficult: the apartment price is lower, the spa entry comes on top.

South Styria. The highest prices among the wine regions and the strongest occupancy between May and October. Anyone planning for September should book in spring. What that means for the choice is described under Vacation Apartment in South Styria.

West Styria. The same landscape as South Styria, a different wine, considerably less traffic - and a noticeably more relaxed ratio of price to availability. More on that under Vacation Apartment in West Styria.

Eastern Styria. The cheapest of the wine regions, family-friendly, with short distances to Riegersburg, the Vulkanland and the apple road.

What an apartment is better for

Not every stay needs the same form of accommodation. An apartment plays out its advantages in four constellations.

On longer stays. From about four nights, your own kitchen changes the stay fundamentally, because it dissolves the dependence on meal times. If you don't have to be sitting in a restaurant at seven, you have one more evening.

With families. Separate bedrooms, a fridge, a washing machine in the house - and the option of putting a child to bed without everybody else having to be quiet in the same room.

On stays that include work. A table that is not a bedside table, and a door you can close. What that looks like in practice is described under Workation in Styria.

With groups. Several apartments next to each other instead of a hotel corridor - each party has its own unit, and what gets shared is what you want to share. More under Vacation House in Styria.

What it is not for: a single night, travellers who reliably want a laid breakfast without shopping for it, and anyone who needs somebody available around the clock. Those cases are set out honestly under Hotel Stainz.

Five apartments, none like the others

At Johann & Anna in Stainz there are no numbered units but five independent apartments with their own layout and their own name: Johann around 76 m² with two bedrooms and a work area, Anna around 78 m² with one bedroom, Steiermark around 30 m² for solo travellers or couples, Fuchs around 60 m² with a sofa bed for families, Kaiserblick around 63 m² with a wide view.

How big does the apartment need to be?

The square metre figure alone says little, because the layout decides. Three questions get you to the right size faster than any number.

How many hours a day will you be in the apartment? If you leave early and come back in the evening, you need little. If you spend half the afternoon indoors - in the rain, with small children, on a stay that includes work - you need a living space that is not a bedroom.

Do you need two rooms or two beds? The most common mis-booking. A sofa bed in the living room solves the bed question and not the room question: as long as somebody is sleeping on it, there is no living room in the evening.

How long are you staying? From about a week on, a second lockable room becomes relevant even for couples - not because of arguments, but because you want to do different things in the evening.

For the five apartments here the translation runs: around 30 m² ("Steiermark") for solo travellers and couples who are out a lot; around 60 to 63 m² ("Fuchs", "Kaiserblick") for families and longer stays for two; around 76 to 78 m² ("Johann", "Anna") for four people or for two with a need for space.

Booking directly or through a platform

Both work, but they differ in what becomes possible afterwards.

Through a platform, the process is standardised and the cancellation terms are transparent. The drawback: anything deviating from the standard case - a late arrival, an extra bed, two adjacent apartments, breakfast - is a second step and runs through a messaging function nobody enjoys using.

Directly, all of that can be settled in the same message. On top of that, special requests with no field in the form - a cot, an arrival after ten at night, the question of which of the five is quietest - become discussable at all.

For short, uncomplicated stays the difference is small. For groups, families and anything from four nights on, the direct enquiry is almost always worth it.

There is no reception, no obligatory breakfast and no room service pushing you out of the apartment.

From how many nights is an apartment better than a hotel?

From the second night. For a single overnight stay a hotel is more practical, because the final cleaning then makes up most of the price.

Is there a minimum stay?

In high season and on holiday weekends, often yes. At Johann & Anna, group bookings have a two-night minimum; for individual apartments it is stated with the enquiry.

Is bed linen included in a vacation apartment?

In Austria almost always, towels included. It is still worth asking, because privately let properties sometimes differ.

What is the difference between an apartment, a flat and a vacation house?

Vacation apartment and apartment mean the same thing - a self-contained unit. A vacation house is an entire building for sole use, more on that under Vacation House in Styria.
